Initial consultation

We begin the process by discussing your basic vision for the project, including your wants, needs, style, desired location, and budget. We want to truly understand what you’re seeking to accomplish with a custom home. While not required, feel free to bring a plan you’ve sketched or created online, or we can share plans from our previous projects to get ideas rolling.

We’ll cover all the information for you desired home, including:

  • Lifestyle and family needs
  • Big-picture specifications (size, bedrooms, bathrooms, etc.)
  • Your preferred design style
  • Specific features you want to include
  • Desired location (whether you own property or are still looking)
  • Budget

Preliminary Estimate

Armed with information from the consultation, we develop a cost-analysis based upon square footage, specs, features, allowances, and other relevant info. This ensures your desires are realistic and attainable before investing in professional design services. If budgetary constraints require alterations to your plans, we can help. We have decades of experience helping clients to achieve their dreams within their budget.

Design & Architectural Specifications

We have long standing relationships with local design professionals and work hand in hand to draft detailed blueprints. This process typically takes 60 days to complete, but varies with the complexity of the home.

With all the details involved at this stage, things sometimes arise that weren’t apparent in the initial consultation. We work carefully with you to hammer out the details and make sure the plans meet your expectations.

The finished blueprints include:

  • Floor plans
  • Exterior elevations
  • Electrical plan
  • Foundation plan
  • Roof plan, etc.

Detailed Contract Sign-off

Once you’re comfortable with the blueprints, we’ll present a detailed final estimate and contract for you to sign. This agreement takes into account all of the specifications and allowances from the estimate and any potential alterations made during the design stage.

Construction Financing

If you need help with financing, we have great relationships with several area institutions and will help you find an agreeable option. Typically it takes 45-60 days to close on a construction loan. If you choose to pay with cash, deposits and draws will be managed in a fully transparent third-party escrow account.

Selection of Interior/Exterior Finishes

Before construction begins, we meet with you to select all of the design finishes and components for your home’s interior and exterior. Completing this step early prevents supply-chain delays and unnecessary time pressures for you later in the process. The options can seem overwhelming, but we have great working relationships with vendor design professionals who can help you select materials that fit your style and allowance budget.

Engineering & Permitting

While we’re helping you through the financing and selection stages, we’ll also handle the technical and legal arrangements for construction on your behalf, including:

  • Truss engineering
  • Structural engineering
  • Energy calculations
  • Permits (zoning applications, septic, building)

Construction Begins

Once the construction stage begins, you can sit back and relax. Though your role is limited in this stage, we keep a steady line of communication going so you can stay updated on our progress. The duration of the construction depends on the project, but most homes will take 6 to 12 months to complete.

Typical steps include:

  • Pour foundation footings and slab
  • Backfill to rough grade
  • Frame walls, and install roof trusses
  • Install roofing and windows
  • Put in plumbing and electrical rough-ins
  • Install exterior siding
  • Hang interior sheetrock and paint
  • Install flooring, tile, cabinetry and millwork installation
  • Place doors and trim
  • Install plumbing and electrical fixtures

Completion, Closing & Move-in

We know that you may be eager to move-in as soon as construction finishes. However, the building must first pass a final inspection and receive the Certificate of Occupancy from the county. We’ll also do a walk-through inspection with you to make sure you're satisfied with the end result. Once both inspections are complete, your new home is move-in ready!
