Yes, while most homes in the Gainesville area are wood frame, we do build concrete block homes for clients that prefer them. Typically my clients moving to the Gainesville area from South Florida are interested in the possibility of using block walls instead of wood framing.
Custom home pricing in Florida can vary depending on style, shape, and features. My custom homes currently under construction typically fall in the range of $200-$350 per square foot.
Almost all roofing materials are available for our custom homes. The most popular options in north central Florida are asphalt shingles and metal roofing panel. Within the asphalt shingle options, there are many manufacturers to choose from and many different styles. With metal roofing, there are many exposed fastener and standing seam metal options to choose from. In other parts of florida, tile roofs are very popular, and even though they are not as common in the north central Florida area, they are available to be used for your custom home if desired. In certain situations, low-slope roofing options like modified bitumen and TPO will also be used on custom homes in this area
The vast majority of my homes are on stem wall foundations on monolithic slabs. In rare situations, we will utilize a post-tension slab if soil conditions require it, or a crawl space on a porch to achieve a specific look/feel for a client.
The first step in building a custom home is to acquire ideas, floor plans, and pictures and to set up a home building consulation. For in town clients, we will typically meet in person at my office; for out of town clients, we will set up a consultation over the phone, or on Zoom or Teams.
In north central florida, vinyl windows are very popular for their energy efficiency, but I also use aluminum and wood-clad windows for clients that are looking for a certain feel. Impact windows are also a popular request for clients moving here from south Florida or the coast. Different houses will use combinations of single-hung (and double-hung) windows, casement windows, picture windows, and horizontal sliders to achieve the look the client is going for. Some of the popular window manufacturers we use often are Andersen, Kolbe, PGT, Windsor, and YKK.
We typically use tile flooring, engineered wood flooring, vinyl plank flooring, and carpet, depending on the look and feel that the client is going for. We often source materials from Gainesville Carpets Plus Colortile, as well as from Floor and Decor in Gainesville, as well as other suppliers and manufacturers when needed.
In most of our custom homes we use quartz countertops; quartz will offer the color choices that most of our clients are interested in. Granite and quartzite options are also available for those looking for natural stone options.
Zillow is a great resource for finding vacant land in the surrounding areas; you are able to input your search paremeters to find the right size properties in the right areas. Another great option is to work with a local real estate agent to help you find your property; some of the great local real estate brokerages with experienced agents are: Pepine Realty, Keller Williams of Gainesville, United Country Real Estate, and the Whitney Perkins team.
